Words from the editor. Just words, but where do they come from and how do they affect people? I am not sure but they keep coming to me. Sometimes I get inspired by events that have taken place recently and I need to put my thoughts into words.

|Colosseum Show Pattaya is apparently the new place in town for transvestite cabaret shows. Many of you will have heard of Alcazar’s or Tiffany’s Transvestite Shows in Pattaya and now we will have one on Thepprasit Road right next to the new Ratanakorn Market on Thepprasit.

The Riviera Wong Amat Beach
|The Riviera Wong Amat Beach is a new exciting high-rise and mega project in Wong Amat. The showroom is expected to be completed in October 2013. I am starting to like The Riviera so I have decided to give 100% support to the developer and to all companies involved in this project. Why is that, why give them special treatment? Good question. I have a good feeling about this project. Wong Amat is my favourite place in Pattaya and I have faith in both the project and the developer. Basically another successful project will be good for Pattaya. Contact CBRE for more information.

Louis Lee, Pattaya’s best custom home builder
|Are you looking for the best custom home builder in Pattaya? Then Nam Talay Estates, owned by developer Louis Lee who is a chinese-american entrepreneur, is the company you are looking for. Nam Talay Estates Co., Ltd. was established in 2009 with the mission of developing extraordinary properties, specializing in custom built home projects. In my view Nam Talay Estates is one of the best boutique property developers in Thailand.
Who wants to live in a dog house?
|If you have been to Pattaya once you will definitely want to come back. And if you haven’t already purchased yourself a condo in Pattaya you will need a place to stay. Which Beach Hotel will it be? I highly recommend you to stay at a hotel in the beach area since Pattaya is a beach resort. There are more than 70 hotels on the beach area list. I will forgive you if you leave Pattaya to spend a few days in Bangkok. Hotels in the Pratunam-Siam Area or along the Sukhumvit Road must be recommended.|

This will be the biggest property event in Pattaya in 2013, this is really hot news. I hope SC asset will kick Sansiri’s ass this time – for those that don’t know, Sansiri and SC Asset are arch rivals.

Tulip Group Thailand to Focus only on Hotel Development
Pattaya developer Tulip Group has great belief in the Tourism Sector, but is the Real Estate Sector becoming simply to overcrowded?
Pattaya Property Developer Tulip Group has today announced that the group’s prime focus will now be expanding their hotel portfolio. For the past 3 years Tulip have focused on bringing branded residences to the Pattaya Real Estate Sector, these properties include Centara Avenue Residence & Suites, Waterfront Suites & Residences and Centara Grand Residence Pattaya.

Bangkok’s new Skytrain – MRT Purple Line
|Purple Skytrain. This is not just a Mega Project, this is an awesome Ultra Mega Project with a budget of more than 1 Billion U$ Dollars. Bangkok will soon get a new Purple Skytrain system with 16 stations and soon in this case means around 2015. The 23-kilometer railway system will not be called BTS like the old Skytrain, instead it will be called the MRT Purple Line. Just like the BTS, the new MRT Purple Line will be an elevated train system.|
Hotel D’Acqua Pattaya and Nusa Water Park
New images from Pure Na Jomtien
Pure Na Jomtien really is a unique one of a kind development. We need to tell the world about this wonderful development. Look at the pictures and see what I mean. Of course, all developers claim to have the perfect location and the best product, but at Pure Na Jomtien they really do. When the Norwegians, people from Hollywood and Singapore find this gem of a place, they will want to live here. I honestly believe this is the best development in this region.
Another article, Na Jomtien Part 2 was written on 4 May 2013.
Hua Hin versus Pattaya
Every time I visit Hua Hin I wonder if I am living the right place. I like quiet and peaceful surroundings and Hua Hin and Cha-Am certainly offer that. We have more of everything in Pattaya, after all Pattaya is the second largest city in Thailand. We have more hills in Pattaya and we have Pure Na Jomtien. Read my article about Hua Hin, click here.
Centara Grand Pratumnak
Look at the picture. It says Centara Grand. But where in the world is this beautiful Centara Grand Hotel? Is it in Bangkok, Hua Hin, Phuket or perhaps Samui? No, many people will be surprised to find that this hotel is actually situated in Pattaya, on Pratumnak Hill to be more exact. The hotel will be opening soon, perhaps july or august 2013. This hotel is owned and built by Tulip Group but the hotel guests do not need to know that. All we need to know is that this is a 5-star Centara Grand Hotel. What makes this development unusual is that the owners have spent a fortune on exterior decoration of the building. Frankly speaking, painted concrete buildings are boring to look at, but to use other materials to cover the building is expensive. No painted concrete here, nice, that means us passers by also will have something nice to look at. Read more….
Sansiri in Pattaya: The winner takes it all
Pattaya loves Sansiri. A wind of change is blowing through the streets of Pattaya. It almost feels like spring has come early after a long winter. Sirisa has just launched its second high-rise project on second road in the heart of Pattaya, a project that is called The Base Central Pattaya. I don’t mean to unnecessarily dramatize the situation but there has been a severe change in momentum regarding the property development in Pattaya signaling a change of direction with new companies taking charge and leading the way. All points to that the good times have come to an end for the local developers. Read more….
Sansiri Exhibition at Siam Paragon 15 – 17 feb 2013
Developer Sansiri had an exhibition from friday 15 february – sunday 17 february 2013 on the 5th floor of the Siam Paragon Shopping Complex in Bangkok. The new development The Base Central Pattaya was not launched in Pattaya, oh no, it was launched in Bangkok and there is some symbolism in that. When you are as big as Sansiri you can launch in your own town, you can launch where you see fit. They make their own rules and the customers will climb mountains if needed. Cool! Read more….
Sansiri at Central Festival Pattaya Beach
dcondo Thepprasit by Sansiri comprises of two low-rise 8-storey buildings with 462 units. With prices from around 1.2 MB it will most likely appeal to many customers. I must admit that I am personally interested in this kind of development as the units will be easy to rent out or sell. Read more….
Centara Grand Modus coming to Pattaya
Centara Grand Modus Resorts and Spa will be opening soon in Pattaya. Apparently Centara Hotels and Resorts like Pattaya since they will have more hotels here than in Bangkok.
We already have Centara Grand Mirage on Wong Amat Beach, Centara Grand Pratumnak will be opening soon, Centara Grand Na Jomtien will open probably in 3 – 4 years time and Centara Grand Modus will open soon.
Serenity EIA approved
15 March 2013: We will talk a little about Serenity on Wong Amat. We will do it a different way this time, we will do it my style and it will be good. You see, it is easy to convince the customers that you have a unique product if you speak from the heart. You probably know the joke about the good salesman who is able to sell sand in the desert. Well, you don’t need to be a good salesman to sell Serenity, you don’t need to exaggerate to sell this product. Just focus on a few strong selling points, that is all. If I were running a marketing company all I needed to do was to give a little push in the right direction and Serenity would sell itself.
I am not writing this positive article to help the developer, I am writing it to guide the investors. The investors need to know there is an opportunity to make money here, it is as simple as that. Land is a limited resource and plots like this one is very difficult to find. It is obvious that the location is close to optimum. But don’t just focus on the location, just as importantly you must also focus on the neighbourhood. This is a very good neighbourhood with The Palm and Baan Plai Haad raising the profile of the area. Nova Mirage with its beautiful traditional thai rooftop and the Wong Amat Tower also help to create the perfect neighbourhood. Yes, there is no denying I like Wong Amat more than I like Pratumnak. I think Wong Amat is a bit more high-class but the hills give Pratumnak a certain charm.
Considering the good location, the good neighbourhood and prices ranging from 1 – 4 million baht you have very good value for money. My experience tells me this should be a fast selling development. Read more here….
Coco Hill Laem Chabang
Ladies and Gentlemen, let me take you on a journey to the beautiful hills in Laem Chabang where we will take a close look at a Mega Project by Sirisa Group.
Laem Chabang is just some 20 kilometers from Pattaya, but for many locals, despite of the short distance, it might as well be on another continent. Since people apparently are lazy or perhaps don’t have the time I will show my loyal readers a development I am personally very fond of. It is actually three different developments all by Sirisa, Coco Hill Laem Chabang, Censiri Home Laem Chabang and Censiri Town Laem Chabang that occupies a very large piece of land on the hill side. Ramayana Water Park
Ramayana Water Park is currently under construction somewhere near Na Jomtien, Bang Saray or Sattahip. The big question that nobody seems to be able to or willing to answer is where. Where is the exact location of the largest water park in South East Asia?

Cartoon Network Amazone Water Park
The Cartoon Network Amazone water park just outside Pattaya will open its doors to paying customers probably in the fourth quarter of 2013. It is perfectly located along Sukhumvit Road close to the cosy village Bang Saray that is situated some 18 kilometers from Pattaya. Only 6 kilometers away from the Cartoon water park somebody is building another even bigger water park called Ramayana Water Park.
Does that make sence? Is Pattaya really big enough for two brand new water parks opening at about the same time, considering we already have the Pattaya Park complex in Jomtien? Read more….
Rain Hill Sukhumvit 47 in Bangkok
Rain Hill – a very unique retail development, a life giving oasis shining like a diamond tucked among the concrete high rises in the very centre of Bangkok. This quiet sanctuary is located on Sukhumvit Road soi 47 near the Emporium Shopping Complex, between BTS Phrom Phong station and BTS Thong Lo station.
It all started on 28 November 2012 when I found out about a new condo development named Treetops on Pratumnak Hill in Pattaya. After learning that the developer of both Treetops and Rain Hill was the Bangkok based Boutique Group of Companies it quickly became clear to me that I had no choise. I needed to go there, every fiber of my being told me to go to Bangkok and take a closer look at the famous Rain Hill Living Mall. Read more….
Mimosa Pattaya – The old Europe in Thailand
Mimosa Pattaya is a community lifestyle mall located near the Ambassador City Hotel in Jomtien. You will be able to find the old Europe right here in Pattaya. It looks like it will be a copy of some european cities from around the 16th century.
I believe there will be both thai and international restaurants in this tourist attraction and I am quite certain you will also find a few thai massage shops. I would not be surprised if you would stumble upon a few souvenir shops also. Read more….
Holland Tulip Resort in Pattaya
Holland Tulip Resort in Pattaya may just be one of the best kept secrets with regard to resorts in Pattaya. Holland Tulip Resort is indeed a truly unique place created by someone that that I consider to be nothing less than a genius. I talked to the owner and developer in october 2011 and he made a lasting impression on me – he simply is in a league of his own.
Holland Tulip Resort is a unique recreation of a southern european village, something I never expected to see in Pattaya. The owner is a man with a creative idea that he has turned into reality – now he has made his mark in this world. There is a total of 52 fully furnished two-storey houses for long term rent. Asiatique The Riverfront
Asiatique The Riverfront is regarded as being one of Bangkok’s best new attractions. It is located next to the Chao Phraya river some kilometers downstream from the Saphan Taksin BTS station and it features an open air shopping mall and a night bazaar with numerous eating places and entertainment spots. The best, fastest and most enjoyable way to arrive there is by boat, either the Chao Phraya Express Boat or Asiatique’s service boat. Most people find a cruise along the Chao Phraya river a pleasant experience and it takes less than 10 minutes to get there from Saphan Taksin. Koh Sichang (เกาะสีชัง) or Koh Si Chang
Koh Sichang (เกาะสีชัง) is a hilly island located 12 km away from a city called Sriracha (ศรีราชา). Sriracha is located about 30 km north of Pattaya, that is a 20-minute drive depending on the traffic. During the 45-minute boat trip to Koh Sichang you will see large freight ships and hundreds of barges anchored near the island as this is one of the places where large ships stop to discharge their cargo into barges. I certainly do not the need these tankers to spoil the scenic views so the next time I visit I will ask them to find another spot to hang around. Read more….

Wat Khao Din Tewaanimit – the secret hidden temple
Let’s face it, you will never find Wat Khao Din Tewaanimit or Wat Taavorn Pattana-raam (วัด เขาดินเทวานิมิต or ถาวรพัฒนาราม) unless I personally take you by the hand and lead you there myself. The temple is situated on the top of a hill somewhere in the middle of nowhere not far from Pattaya. Few tourists visit this temple because of the remote location and because only the locals know of its existence.
Unless you have got that curiosity gene in you and unless you are being persistent, you don’t stand a chance at finding this temple. In life in general, being persistent means that you might have a chance of achieving success. Read more….

Viharn Sien Secret Chinese Temple – Anek Kusala Sala
Viharn Sien or Viharnra Sien (วิหารเซียน) is a very beautiful and unique three-storey Chinese temple located on the same grounds as the Wat Yansangwararam temple yet Viharn Sien is very different from that temple.
Viharn Sien is definitely one of the six wonders of Pattaya – I was overwhelmed by the impressions I received while discovering the area. You simply must visit this temple at least once in your life, otherwise you will miss out on a great experience. I was there with my daughter on 19 december 2012 at 8 o’clock in the morning at the time when the temple open up for visitors. Bang Saray Property Boom imminent
I have fallen totally in love with Bang Saray (บางเสร่). Bang Saray is an undiscovered gem. You don’t need to be a self proclaimed expert or an extraordinarily clever individual to understand that Bang Saray necessarily will experience a property boom in the near future. The opening of the two huge water parks in Bang Saray in 2013 – Ramayana Water Park that will be the largest in south-east asia and Cartoon Network Amazone – will definitely have an impact in and around Bang Saray.
Bang Saray is located 18 km from Pattaya near Nong Nooch Garden and I predict that rapid changes of an unseen scale will take place. It is a logical consequence of the strong growth in visitors and tourists coming to this specific region from Bangkok and from all over the world. The increasing number of tourists that come to spend time in either of the two water parks will need accommodation so Kobi and Rony must wake up and build some 4-star hotels in Bang Saray. If they don’t do it other developers will. Read more….
Koh Laan Island
White sandy beached and crystal clear water. This is the words that some of the developers use when they describe the beaches in Pattaya. Maybe a mild exaggeration because the water in Pattaya is definitely not clean. Maybe they were thinking about Koh Laan, an island 35 minutes away from Pattaya by boat because the water is much clearer out there and the beaches are much nicer.
You can arrive at Ta Waen Pier, there you will find Ta Waen Beach that is the biggest and most crowded beach. It is actually a quite nice area, and the walkway or the walking street is kind of cosy, just look at the pictures below. Then there is Samae Beach, also a very big beach but less crowded and no walking street. The main city is Na Baan that also has a pier, Na Baan Pier. Na Baan also has a temple, a school, a police station and a 7-Eleven. It is probably just a matter of time before there will be a Mc Donald Restaurant on the island.
You can rent a motor cycle for 200 – 300 Baht per day, the motor cycle service is ok, prices from 40 Baht – 50 Baht will not ruin your budget. Read more….
IKEA & Mega Bangna Grand Opening
Mega Bangna & IKEA. The Grand Opening of Mega Bangna was on 5 May 2012. IKEA Bangna already had its Grand Opening 3 November 2011 and this is the very first IKEA store in Thailand, its opening hours 10.00–22.00 daily. IKEA that is a swedish home furnishings store is part of the Mega Bangna Complex.
The Mega Bangna & IKEA Complex is located on the intersection of Bang Na-Trad Road and the Outer Ring Motorway System. So we are in the Bang Na area, a 10-minute drive from Suvarnabhumi International Airport. I have heard there is a free shuttle bus from BTS Udomsuk at Exit 5. They say the shuttle bus goes every 30 minutes.

The Base Central Pattaya
The Base Central Pattaya is the latest high-rise development in Pattaya from Sansiri. The project has not been launched yet so there is little information available. The high-rise will probably be located on Second Road between Soi Diana Inn and Soi 11 also known as Soi Honey Inn. These two sois are party sois, this is where you go for a beer or a massage. There is a large piece of undeveloped land right behind LK Renaissance Hotel and I believe this is the right location. I have not had the location confirmed yet but I am seldom wrong. Read more….

The Changing Face Of Pattaya
The face of Pattaya is changing in a dramatic way. We are witnessing an unbeliveable change taking place these days where Pattaya is turning into a Resort Community. Treetops Condominium Pattaya
Treetops Condominium Pattaya is a 12-storey condominium building located on Thappraya Road. Treetops is a brilliant name for a condo development, it is a happy and friendly name that indeed has a nice cling to it – it is a great name for branding purposes. Units range in size from 24 sqm studios to 34.4 sqm one-bedroom units and 69 sqm two-bedroom units that all come fully furnished with own balcony. Prices from as little as 1.3 MB for a 23 sqm studio and 1.8 MB for a 34 sqm one-bedroom unit should make this a fast selling development. Mario Kleff’s The Touch
Look at picture to the right. Do you notice that special blue colour of the building? We are only 100 meters from the beach – the colour of the ocean is blue, do I need to say more? The colour – just like the building – is truly unique. The light rays, the water and the building will be playing a game that I look forward to see. I have never seen a building like this.
Mario Kleff’s The Touch will be very advanced in comparison to the products the other developers offer. In our daily life we use iPad’s, mobile phones with touch screens, GPS in our cars etc., we warmly welcome these new technologies. New user friendly versions of a product will always be in demand so why are the condominiums in Pattaya not evolving? All that is going to change with Mario Kleff’s The Touch. I do not know the details but I am sure there will be some kind of intelligence built into his units.
Architect Mario Kleff might be known by people in this business today but that is nothing compared to what is going to happen in the future. It is written in the stars above that he will become famous like a Hollywood movie star. He will set new standards in the industry. Just trust me on this…..
This is going to be a state of the art development, a one of a kind futuristic development. This is a 31-storey condominium building under construction in Pratumnak. This is not one of the usual off plan developments you see all over Pattaya, all the money was in place before construction started. You can find construction updates on Mario’s Facebook. Mario Kleff is also the architect of Wong Amat Tower that I am particularly interested in. The W-Tower is the love of my life at the moment….

Pure Na Jomtien Condominium
Pure Na Jomtien condominium is 100% beachfront living – you will have sunset views forever because no one is going to build in front of you. I have seen many great locations but none that compares to this one. This is indeed a unique location – on the left hand side you will have the most beautiful views of the hills near Bang Saray and in the distance you can take in a panoramic view of the Pattaya skyline.
Holiday Inn Express Pattaya
It is my pleasure to be the first to write about the first Holiday Inn Express that will open in Pattaya in 2013. Investors and tourists are turning to mid-scale hotels that provide business and leisure travellers with greater connectivity and a better location rather than luxurious amenities.
The Holiday Inn Express Bangkok Siam officially opened in Siam Square 19 June 2012 marking the brand’s first foray into Southeast Asia. You can book a night at this brand new Hotel here for only US$ 63. Soon Pattaya will follow with its own Holiday Inn Express Pattaya. This is the world’s fastest growing hotel chain. Here in Pattaya it is none other than the Nova Group and Tulip Group that is behind this new development. Or maybe I should call the company by its right name which is Nova Express Co., Ltd. The main building contractor is Vorakit Construction Co., Ltd, somehow we are not surprised as that company is busy with projects all over town. The architect is Siam Pacific Engineering Co., Ltd. The project is managed by Cornerstone Management, this company is also managing The Palm and Centara Grand Pratumnak.
The Hotel will have 8 storeys and there will be 162 rooms. The hotels amenities consist of a rooftop swimming pool, a pool bar, a bar & restaurant, a parking lot for 27 cars and a 329 sqm big lobby. The Hotel is located on Second Road close to Walking Street and just a few meters from the Nova Platinum Hotel. For more information and a location on the map see the construction page. According to a norwegian newspaper Thailands Tidende the Hvidsten Group has given buyers of units at The Beach an ultimatum: Those who bought an apartment in Hvidsten Group’s The Beach has been given a choice between a new apartment in the re-launched project or to pay 40 percent to get out of the contract. 31 October 2011 was the deadline that was given in an e-mail that Arne Hvidsten 5 October sent out to everyone who has signed a contract to buy an apartment in The Beach in Jomtien, which has now been relaunched under the name The Grand Oriental. Those who did not respond by that date could according to Arne Hvidsten expect a trial in court in Pattaya. He refers to a final judgement from Pattaya 31 august 2010, where Hvidsten Group said that they could claim that they had complied with the purchase contract and the plaintiff, a purchaser who believed that the project was delayed too much, was ordered to follow the contract. Construction of the project was originally set to 1 September 2008. The project consisted of two towers. In the re-launched project they will build the tower closest to the beach first. Originally this was to be a hotel, but will now consist of apartments. Customers will have the opportunity to change their original apartment in Tower 2 with a unit in Tower 1.
Those who fail to comply with the agreement will be sued for 50 percent of the original purchase price. Some have stopped paying to the Hvidsten project: – Those who have signed a contract with us, should understand that they have had an indirect cause in the delay of the project, Hvidsten says. Hvidsten does not think 40 percent is an unreasonable rate to pay for people who want to get out of the contract: – A Thai court has determined that our customers is bound to buy by the contracts they have entered into with us. Completion of Tower 1 is 15 December 2014.
Over 200 buyers – mainly Norwegians – who fully or partially paid for their apartments in the project The Beach are still waiting for construction to begin, the project is now 4 years behind schedule. Read more about the failed project The Beach in a 4 year old article here. It will be interesting to see what happens to The Grand Oriental project.
Jet ski Scam
Tourist Warning: It makes me very sad to write this but a warning is indeed needed regarding the Jet Ski Scam taking place every day on Pattaya Beach. I am supposed to promote Pattaya on this site, not to scare people away. The local authorities are not capable or willing to do anything about it. It is such a shame when this kind of news is connected to Pattaya because it spreads very fast via the internet. It gives Pattaya a bad reputation in the eyes of the world and personally it makes me feel ashamed. It is the local mafia-run Jet ski Scam that has been here as long as I can remember (10 years+) and it is part of the old Pattaya. I sincerely hope that the New Pattaya I want will be able to fight the corruption that is the root cause of this problem. Read more on Pattaya One.
Keeping a low profile – Waving the white flag
I have gotten myself an enemy, an enemy that has not yet shown his face. Somebody is engaged in a Cyber War against newpattaya.com. I believe my enemy has russian connections since I have a very high number backlinks from russian adult sites and that could certainly result in me getting penalized by the search engines if a list of “bad” sites are linked to my site. Recently my enemy has somehow blocked me from posting comments on certain local developers facebook sites so whoever he is, he is probably very powerful and well connected. The latest is that I was blocked for posting on the Facebook of a developer from Bangkok even before I had a chance to post. My enemy has studied me well and has predicted my actions. It is too absurd, if somebody told me a story like this I would ask him to have his head examined.
My enemy is apparently scared that I will become too powerful and tries to limit my exposure on the internet. What he does not understand is that I don’t care about getting many visitors to my site. I am not selling anything, there is no money in it for me. I am not running a business, I am writing a blog where I write about my field of interests.
I believe my enemy is immature of nature, it is likely he is young boy, perhaps the son of someone powerful. He probably spends a lot of time on the internet.
On the 20th feb 2013 I went to see someone considered to know what is happening in town, I know it is not his business to help citizens in need but I went anyway. I thought he might dismiss me for being paranoid and delusional but no, he seemed to understand there might be a problem. He gave me the advice to keep a low profile and he said that if it were some of the really big guys staying hidden behind the scene, powerful people with no public appearance that were behind it, then I would not even be sitting here talking to him.
I know that in Pattaya it can be dangerous to mess with the wrong kind of people. So what could I do? Throw mud back? Then I would be throwing mud back blindfolded, hitting everybody since I don’t know my enemy. I don’t know what the problem is. I may have written something that seen through my eyes seemed harmless, but seen through the eyes of my enemy was a personal attack on him. I would really like to solve the problem but it is difficult if nobody steps forward and talks to me. It seems to be a problem of a personal nature and it is causing a lot of damage. Is it worth it?
