Baan Nakarasarp (บ้าน นคราทรัพย์)

Baan NakarasarpBaan Nakarasarp is a wonderful project by Porchland Group. When I write about a project I don’t just look at brochures or see what I can find online. I actually go through the effort of taking the time to visit the various construction sites. And boy oh boy, when visiting Baan Nakarasarp this extra effort was rewarded with some fabulous views of wonderful houses on a perfect plot of land.

Porchland Group has done the impossible. They started out as contractors for the local developers in Pattaya building a large percentage of all new projects, then later became developers themselves. They have built low-rises, high-rises like The Cliff and now with Baan Nakarasarp they have moved into construction of single detached houses.

Porchland has outgrown the role as just a contractor, with Baan Nakarasarp they have shown the world, and me in particular, that they are world class developers. Porchland has finally put their name on the map, they have simply outdone their old masters.

I repeat because it is important: Porchland have outdone their old masters.

They have not only chosen the perfect location, they have also already completed a few wonderful houses for us all to see. I walked around with big eyes and looked at everything. I was very impressed. Porchland are beating most of the big Bangkok based developers.

The location is great because the area reminds me of Khao Yai located some 200 km north of Bangkok, yet we are only 37 km away from Pattaya. Honestly, I was thinking about Khao Yai which is one of my favorite places to visit in Thailand. You don’t need to go on a 4-hour drive from Pattaya all the way to Khao Yai, you can actually find something similar only 30 minutes from Pattaya or less than an hours drive from Bangkok. Furthermore Central Plaza Chonburi is only a 15-minute drive away, a distance less than 10 km. Big C, Big C Extra, Tesco Lotus and Makro are all to be found in the neighbourhood.

We are close to the Bang Phra Reservoir and you will find several golf courses of an international standard in the neighbourhood.

The Baan Nakarasarp villa project will have a total of 63 houses with views of the beautiful hills.

You will have a choice of three house types:

  • Type A, Baan Nagarachol with 248 square meter of living space featuring 3 bedrooms, 4 bathrooms, 2 living rooms, 1 kitchen, 1 swimming pool
  • Type B, Baan Nagaratarn with 376 square meter of living space featuring 3 bedrooms, 4 bathrooms, 2 living rooms, 1 kitchen, 1 Swimming Pool
  • Type C, Baan Nagarasin with 472 square meter of living space featuring 3 bedrooms, 4 bathrooms, 2 living rooms, 1 kitchen, 1 Swimming Pool

Prices start at 5.5 MB for the Type A house to more than 10 MB for the Type C house.

There will be an open house arrangement on 7 september 2013.

This is Porchland outdoing themselves. The have found a place similar to Khao Yai only 36 km from Pattaya. They are building some huge houses, the biggest offers 472 sqm of living space. Most of you can not afford to buy houses like these, Porchland are targeting rich thais or expats.

It was a pleasure visiting Baan Nakarasarp, I was happy to go there and even more happy to write about what I saw.
