Sansiri at Siam Paragon

Developer Sansiri (แสนสิริ) had an exhibition from friday 15 february – sunday 17 february 2013 on the 5th floor of the Siam Paragon Shopping Complex in Bangkok. The new development The Base Central Pattaya was not launched in Pattaya, oh no, it was launched in Bangkok and there is some symbolism in that. When you are as big as Sansiri you can launch in your own town, you can launch where you see fit. They make their own rules and the customers will climb mountains if needed. Cool!

So the good citizens of Pattaya that wanted to purchase a unit in The Base Central Pattaya had to stand in line in front of Siam Paragon. A sales lady told me they arrived at 4 o’clock in the morning. This was a so called pre-sale event where you can reserve units at a good price.

It is probably not ordinary people that stand in line in order to reserve a unit, it is more likely someone buying for the purpose of reselling for profit or someone acting on behalf of others. In Pattaya we have Ocean Residential Property that has a history of buying in order to sell. I don’t know whether they were among the people standing in line, but it would not surprise me as they fit the profile.

There was a lot of buyers from Pattaya, at least that was what the sales lady told me. It could be interesting to have full access to the details of all these customers.

I was at Sansiri’s exhibition on saturday the 16th of february, on the second day, and I was overwhelmed by what I saw and learned. Sansiri is even bigger than I imagined, being there made me feel humble and small.

Oh my god, that was what I constantly kept saying to myself. Sansiri was able to fill two huge exhibition halls with its own new launches.

Talking about Sansiri we need to introduce a term widely used in Bangkok but previously never used in Pattaya, the grade of the development. Personally I like Sansiri’s Grade A developments and there is a lot of them. Sansiri is also able to produce an even better grade called Grade A+. We have the unusual high-rise launched october 2012 called The XXXIX by Sansiri that is a 32-storey ultra luxury condominium tower comprising 178 units located on Sukhumvit soi 39 close to another Sansiri high-rise, the 32-storey Grade A high-rise just called 39 by Sansiri that was completed october 2010 with prices originally from 140,000 Baht per square meter and now reselling at 160,000 baht per square meter, also located in the same soi. For your information 39 by Sansiri started construction august 2008 and it took them only 2 years to complete the project. Personally I believe 39 by Sansiri is an unique and architecturally beautiful building – I often stop by when in the area.

The smallest units at The XXXIX is 50 sqm in size that with prices from 200,000 Baht per square meter will cost from 10 MB. 10 million baht for an ultra luxury condominium in the heart of Bangkok is not that bad. The XXXIX also has penthouses from around 70 MB but the development was sold out already by november 2012. Just know, there is a big difference between a Grade A and a Grade A+ development. You need to visit the showroom to see the difference.

I should mention that Sansiri is famous for selling all units in just 1 day. I call it the “Sold-Out-in-1-day company”. The 35-storey Edge Sukhumvit 23 by Sansiri comprising 443 units sold out in just 1 day, pre-sales started 15 february 2013 and was completely sold out the same day. Selling all units in just one day is not unusual for Sansiri, but I must admit it is a bit scary that Sansiri is such a strong and powerful company.

People need to learn to pronounce Sansiri correctly, it is ‘san’ as in ‘San Francisco’ as pronounced in the US and ‘i’ as in ‘in’. If you are able to read thai it makes it a whole lot easier. The gaw gai in thai (ก) is often translated into ‘k’. That is madness, it is not a ‘k’ sound, it is a ‘g’ sound. Someone with little knowledge has made a mistake a long time ago and it seems we are stuck with it.

NYE by Sansiri comprises two 30-storey residential buildings consisting of 636 units. NYE is located near Wongwian Yai BTS station close to Hive Taksin by Sansiri that is a 28-storey building consisting of 365 units and Ideo Blu Cove Sathorn that is a development by Ananda. You would need to know every street of Bangkok to possess this kind of information, you would need to be a property expert. And you would need to have a very good memory. A lot of thais were looking at this development.

This is the 31-storey building A of The Base Central Pattaya. Red colour means the units are sold, grey means they are in the process of being sold. This is what Sansiri can do in a little more than one day. This is the first day of the pre-selling phase. Many local developers struggle with only 30 – 40% sold during 1 year and this clearly shows why Sansiri is feared by the local developers. They are not happy that somebody is doing so much better than they are, not happy at all. We should mention that Sansiri is famous for selling all units in just 1 day. I had to go to this exhibition. Nobody else reports from big events like this so I had to do it myself. If I want a job well done I must to do it myself. I am kind of used to it by now but why must it always be me? Why is the babysitter always better than, well, who else is there? I surely can’t find anybody.
