MRT Blue Line Extension Part 2

Articles about new railway lines do not generate many views, this one I am doing for myself. People are different, some people are more ambitious than others, some choose to sit passively in a bar or in front of the TV eating chips, sadly in general people like shopping and entertainment more than construction. I left Pattaya on 28 april 2013 in the morning heading for Bangkok and the purpose was to complete part 2 of my article about the MRT Blue Line Extension.

The point is, this time I was having some doubts about the whole thing. Bangkok is an enormously huge city and only a fool would think he can cover all the activities in this big city. Despite my doubts I completed the mission, I followed my heart and now I need to put my thoughts into words. I can’t explain it, it is like I have no choice, it is just something I have to do, like I have been programmed to do it or trapped in someone’s master plan. So, after this weird prolog, you will get what you have been waiting for. By now you know me, if you are looking for unique stuff you have come to the right place, I can deliver the goods.

This time, our journey takes us North to Nonthaburi – we will continue where we left off in Part 1, near Makro located at Charan Sanitwong Road soi 37. CP All has in april 2013 bought Siam Makro for 188.000.000.000 Baht. CP Group once owned a 51% stake in Siam Makro, sold most of it, now CP Group, owned by billionaire Dhanin Chearavanont, are buying it back.

dcondo Charan Bang Khun NonSurprisingly there are not as many new developments along this part of Charan Sanitwong Road as expected, unusual, given the fact that in three years time we will have a new Skytrain running along this road. One recently completed development is dcondo Charan-Bang Khun Non by Sansiri, the project was completed December 2012. dcondo comprises two 8-storey residential buildings with a total of 445 units – there are studio units with a size of about 30 sqm. dcondo is located near the Bangkok Noi canal.

Not far from dcondo Charan-Bang Khun Non you will find one of the few hotels in the area, Thamrongin Hotel with prices at around 1000 baht per night including hotel tax and service charges. The hotel has a total of 100 rooms.

Things start to get interesting when we reach Borommaratchachonnani Road (ถนนบรมราชชนนี), in english we use 21 letters to spell the name of that road while thai script only use 10 symbols, the first three ถนน means road. The point is that thai script sometimes is a more compact way of writing but that is another story. LPN Development has been very active on this road, I can mention four huge projects located within walking distance of each other. Lumpini Park Pinklao that is an enormous project comprising two 31-storey towers, construction started january 2010 and the project was completed may 2011. The property has one and two-bedroom units ranging in size from 28 – 36 sqm. On the other side of the road you will find Lumpini Place Pinklao 2, a 27-storey condominium tower with a total of 600 units. Construction started october 2006 and the project was completed by the beginning of 2008. Lumpini Place Pinklao is a 22-storey building with 571 units. The property has one and two-bedroom units ranging in size from 30 – 64 sqm. I don’t know when the project was completed but I do know that people were living there at the beginning of 2007. Finally there is Lumpini Suite Pinklao, a 21-storey building completed before 2007.

Thana ArcadiaThanaland Co., Ltd. has a project called Thana Arcadia, a 23-storey residential condominium located in the same area as the four above mentioned LPN developments. Construction started in march 2011 and is expected to be completed august 2013. Thana Arcadia is located between Soi Charansanitwong 40 and 40/1.

The most interesting development in this area is My Resort @ River, a project by developer Equity Residential that is headed by Swechak Lochaya who is the managing director. Equity Residential has two completed projects in Bangkok, My Resort Bangkok that is a luxury residential condominium located on New Petchaburi Road and My Resort@River that is an exclusive riverfront condominium located on Charan Sanitwong 72. In Hua Hin Equity Residential also has a low-rise development called My Resort Hua Hin.

My Resort @ RiverMy Resort @ River is a 37-storey luxury riverfront condominium with only 123 units and the smallest units have a size of 126 sqm. In other words, we are talking very large luxury units – this is a project aimed at Bangkok’s elite society. Prices starting at 12 million baht – this is what I call elite living.

The project was formerly Harbour View, a project where the skeleton of the entire building was completed before construction stopped and for more than a decade the building has been abandoned, allegedly the 1997 financial crisis had something to do with that.

Equity Residential started construction June 2010 and October 2011 the project was completed. My Resort @ River is located next to the 35-storey Bangkok River Marina tower that was built 20 years ago.

The last development I will mention is City Home Ratchada – Pinklao by Supalai, a project comprising one 28-storey and six eight-storey buildings with a total of 2025 units. City Home was launched june 2007 and completed in 2010. The buildings are located at Charan Sanitwong soi 95/1, this is where the MRT Blue Line is crossing the Chao Praya River, on the other side you will find Bang Pho Station and later Bang Sue Station. We are now in the north western part of Bangkok, close to Nonthaburi.

Before I will let the pictures do the talking let me advise you not to follow in my footsteps. I did something stupid, it was getting dark and I needed to cross the Chao Praya River in Nonthaburi. I was tired, running out of time so I followed the railway bridge over the river. This is an old bridge with old rusty steel plates to walk on and if you were to be attacked up here your body could be easily dumped in the river. Nobody would come to your rescue, there would be no witnesses. Don’t follow in my footsteps, what I do is not always safe.

Talking about doing stupid things, the most dangerous thing I have ever done was passing a mountain pass in Rocky Mountains when the road was closed to traffic. In a snowstorm I had to carry my bicycle on my shoulder, there was deep snow all over, I did not know where the road was. I was too stupid to be scared, I could have frozen to death up there. Just so you know, at night there is no light in the mountains. My life was spared, I guess it was not my time yet. This is the kind of person I was, crazy like hell – now I am more wise.
