Come with me, I will take you on an exciting journey where we will explore the property market in Hua Hin and Cha Am and we will visit places you have never seen. As usual Pattaya’s own property guru is at the helm assuring it will be done properly and no corners will be cut. We will be comparing the state of affairs with regard to the new property development taking place in Pattaya and Hua Hin. Let it be no secret that I am very fond of Hua Hin and I see Hua Hin, Bangkok and Pattaya forming a magic property triangle. I see an era of prosperity and growth for the region, I see a bright future, a future with a lot of changes happening soon.
At this early stage I can reveal that Pattaya is in the lead on all fronts but that does not mean the competition from Hua Hin is not to be taken seriously. Of course, Hua Hin has no Centara Grand Residence like we will have in Na Jomtien, no Reflection, no Cetus, no Waterfront or The Palm yet, but the usual suspects are present, by that I mean some of the big developers from Bangkok have projects there and Sansiri has been active in the region for at least 10 years with almost a dozen projects in the portfolio. LPN Development is soon starting its first project worth 2 billion baht in the area. SC Asset’s first project there, The Crest Santora Hua Hin sold out quickly and they are launching more projects. Boulevard Tuscany is the latest development by SC Asset, launched april 2013 with prices from 6 – 40 MB.
The ones buying property in Hua Hin and Cha-Am are mainly people from Bangkok. Of course the area is quiet and nice and very different from the stress and hustle and bustle in Bangkok but having a safe refuge and be able to escape when Bangkok is under water is also an important factor.
All of Sansiri’s projects there have sold out quickly. The second phase of Energy Hua Hin by Baan Ratchaprasong Co., Ltd has been launched after selling out the 10 billion baht first phase. Ladies and Gentlemen, hold on to your hats hats and glasses, The Energy is an 8-storey project comprising 34 buildings. Yes, I did write 34 buildings with a total of around 6000 units, not even LPN has that many buildings in the same compound. In my eyes, an earth shattering development.
We need to mention Boathouse Hua Hin. Not just any development but award winning development. Boathouse Hua Hin won the Highly Commended Leisure Development Award, an award by International Property Awards. There are so many self proclaimed experts and agencies handing out awards but we all know who the real expert is, right guys! The people behind Boathouse have launched The Legend in Cha-Am, an 18-storey high-rise with 159 units. And very close, just north of Boathouse you will find Baan San Ngam Hua Hin (บ้านแสนงาม หัวหิน) by Sansiri, an 8-storey building with underground parking and 293 units. And to the south of Boathouse you will find Miracle Hua Hin.
Another interesting project is Chelona Khao Tao by Sansiri located south of Khao Takiab, a 1.5 billion baht development with 174 units comprising 4 four-storey buildings and one seven-storey building. See the location on the map, just scroll down to the bottom of this article.
The informed reader will know that the above mentioned developers like LPN, Sansiri, SC Asset and Q House have all recently entered the property market in Pattaya, obviously there is a pattern here. These Bangkok based developers are looking for opportunities to do business and expand their territory. Understand that this kind of information is unusual as you will need an individual who is a property expert and at the same time is able to cover the property market in Hua Hin, Bangkok and Pattaya to draw such conclusions. I go to these construction sites, breathe the air and experience what the places are like, look at the neighbourhood and nearby developments. It is close to impossible to cover that many developments. Prepare yourself for the unexpected, join me on my journey and learn what few people know.
There is a distance of 222 km between Bangkok and Hua Hin while the distance from Bangkok to Pattaya is 122 km. 222 km is a bit too far to travel if it is just for the weekend, on that account Pattaya looks far more attractive. The road leading to Pattaya is a modern motorway while the road to Hua Hin is of a lower quality and get easily congested so you can expect a 3 hour drive from Bangkok to Hua Hin.
If we are lucky we may get a high speed rail link connecting Bangkok and Hua Hin in 2020, the thai politicians work slowly, very slowly, they first have to figure out who gets how much and that takes time. They are talking about prices at 5 baht per kilometre and that would make a one way ticket cost more than 1000 baht which is way too expensive for most people – personally I would find other ways of transportation.
Hua Hin is home to Klai Kang Won Palace that is the summer residence of HM the King. Some say this is the reason that Hua Hin is more safe with less crime and mafia activity than in Pattaya.
For unknown reasons the russian tourists have not yet invaded Hua Hin. They visit Pattaya in extremely large numbers and they invest in property there but stay away from Hua Hin. I believe they will come to Hua Hin soon as it is a very nice place that has a lot to offer.
Let’s talk a little about some of the hot spots in the area, here I can name a stretch of Phet Kasem road just south of Cha-am where developments like The Crest Santora Hua Hin, The Energy and Baan Thew Talay are located.

The Crest Santora Hua Hin is by SC Asset and The Energy by Baan Rajaprasong.
I can mention that the distance between Hua Hin and Cha Am is almost 30 km and much longer than the distance between Pattaya and Bang Saray.
Another hot spot is the road called Hua Hin 87, this is the road leading to Khao Takiab (เขาตะเกียบ) which means chopstick mountain, a mountain famous for the many wild monkeys running free and the many seafood restaurants at the foot of the mountain. Here you will find Ibis Hua Hin Hotel and developments like My Resort Hua Hin located next to Amari Hua Hin, Amari that we know so well here in Pattaya from the Nova owned Amari Nova Suites Pattaya and Amari Orchid Pattaya on beach road. The road and many of the buildings are brand new, the whole area looks very cosy and nice. I like this part of town.
The is no avoiding talking about The Marrakesh Hua Hin Residences by Major Development, a moroccan style recently completed project located close to the above mentioned area, between Soi Hua Hin 83/1 – 85.
The Venezia Hua Hin is the ultimate venetian-style shopping mall. In Pattaya we have the Mimosa lifestyle mall, the one that is famous for charging 1200 baht for foreigners to enter while thais just pay 50 baht.
When visiting Hua Hin please do take the time to go to the Viewpoint also known as Khao Hin Lek Fai. Only a few kilometers from the centre of Hua Hin you can get excellent views of the whole area.
Hua Hin is changing fast, just like Pattaya and Bangkok. Few people know the speed at which things are changing. Now at least we have an idea of what is going on these places.
Why don’t we have regular catamaran service between Pattaya and Hua Hin? Looking at the map at the bottom of this article it is obvious that we must have a seaway connecting Pattaya and Hua Hin. It will happen sooner or later, all it takes is an investment of about 100 million baht for the catamaran. Could be big fun, the tourists would love it. I would love it. You need to do it the right way for such a venture to become succcessful, involve travel agencies, group tour operators and inform both the russians and the the bangkokians. I mean, they have boat and ferry service in sparsely populated areas in Scandinavia, hundreds of ferries operating in Greece so why shouldn’t it work in Thailand where the salary is ten times lower?

This is the beach in Cha Am. Cha Am is more quiet than Hua Hin, probably more family friendly.
The Grand Diamond Suites Hotel in Bangkok is a 4-star hotel. Ok, no problem. The Sea Cret Hua Hin Hotel that you can see photos of below is also a 4-star hotel. While the Grand Diamond in Bangkok is old and worn out and nothing to write home about, the Sea Cret Hua Hin Hotel is new and modern and a very lovely resort style hotel. The example above clearly shows that number of stars does not say anything at all about the quality of the build and the materials used. The criteria used for grading hotels are more or less worthless.

Market Village Hua Hin. This is the place to go if you need to cool down inside a shopping mall. I was here every day, I need this kind of place. There is also a Tesco Lotus in the complex. And the place is not crowded with people like the malls in Bangkok. We like Market Village.
I love these ceramic vases. I looked for them in Angsila in Chonbury but could not find any that looked like them. I have passed by them many times, I need to look at them. I am a garden person. The three of them standing at the entrance to Baan Sanploen. A piece of art.

คอนโด โอกาส หัวหิน – Condo Ohgaat Hua Hin. Man, I could not read the name when I saw it, it is difficult when the letters are not written in the standard style. โอกาส is the name of the condo, this is a development by Land & Houses. A little tricky but I managed it anyway.

Miracle Hua Hin. Home Citi is the developer of this project. Beijing Construction Engineering Group Co., Ltd., BCEG, is the building contractor. New names, it is fun, ain’t it? BCEG is very big in China, it’s fun to see them in Thailand.
SP Contracting Co., Ltd. is involved, a company that specializes in Mechanical and Electrical solutions.
Stonehenge Inter is a project management company with a dominating position in the construction industry in Bangkok.
It looks like PAE Thailand, known as a provider of design & build project services for oil & gas production facilities, is the main contractor. PAE Thailand is also constructing the Ramada Plaza Hotel in Sukhumvit Soi 15 in Bangkok.

Santorini Park Cha Am. The main contractor was B.S.Y. Construction Co., Ltd., Value of work: 284 Million Baht, Project management by ProjectsAsia. Santorini Park Cha Am is an amusement park and a shopping center, a family entertainment center. There are many white washed houses in Greece and also on the island of Santorini, the white wash reflects sunlight keeping the buildings cool. Santorini Park Cha Am is located half an hours drive from Hua hin, targeting people driving to Cha-Am or Hua Hin. Inspired by Santorini island, Greece, this entertainment park with white houses and mainly blue decorations had its official Grand Opening on 5 May 2012.
Sheraton Hua Hin – Resort & Spa is located in the same area as Mida De Sea Hua Hin that in 2012 used to be Golden Tulip Samudra Hua Hin, I believe Golden Tulip stayed for less than a year. Aha, talk about being well informed, we certainly know what we are doing. More about Golden Tulip later.

But a unit and get a car. Nothing is free in the world, you will be paying for that car one way or another.
